Newer homes, new loads
Much of Happy Valley's housing is newer than in older metro cities, so we see fewer fuse boxes and less knob-and-tube here. The usual story is different: a decent-sized panel, but since then an EV, a hot tub, a home office, or a heat pump, and now the panel is full or near its limit.
A full panel doesn't always mean you need a bigger service. Sometimes there's capacity but no open breaker spaces, which a subpanel may solve. Sometimes a smart panel or load management device can keep big loads from running at full power at the same time. And sometimes a service upgrade really is the right answer. A load calculation sorts that out before you spend money.
Electrical work we do in Happy Valley
- EV charger installation: hardwired Level 2 chargers or 240-volt outlets in the garage. Our Level 2 EV charger guide covers costs and the process.
- Hot tub circuits: a dedicated 240-volt circuit sized to the tub, GFCI protection, and a disconnect within sight of the tub, often run out to a backyard patio
- Electrical panel upgrades when a home truly outgrows its service
- SPAN smart panels for managing an EV, a hot tub, and other big loads on one service
- Backup generators for hillside homes where an outage can mean no heat and no well or sump pump. See our post on reasons to install a backup generator.
- Whole-home surge protection
- Lighting through our in-home lighting design consultation with a master electrician
- Dedicated circuits for saunas and workshops, like this 240-volt home sauna project
An EV charger and a hot tub on one panel
Adding both at once is where homeowners often get surprised. In a recent project in nearby Milwaukie, a new EV charger and a hot tub each needed a 50-amp circuit, and the home's 125-amp panel had to be replaced with a 200-amp panel. Read the Milwaukie project spotlight. A newer Happy Valley home may have more capacity than that house did, so we check first. For pricing factors, see our 2026 cost guide.
Who issues electrical permits in Happy Valley?
Happy Valley is changing who handles this. Clackamas County ran electrical permitting for the city for decades, and the City of Happy Valley has applied to the state to take over its own electrical program. The state's notice lists an effective date of July 1, 2026. Because the handoff is recent, we confirm with the city and county which office issues the permit for your address, and we pull it as part of the job.
Which utility serves Happy Valley?
Happy Valley is in PGE territory. If you're adding a Level 2 charger and need a panel upgrade, PGE's Smart Charging program may offer rebates. See our post on PGE's panel upgrade rebate for EV chargers. You need to check and confirm your own eligibility directly with PGE. Nexus Electrical Group does not apply for, process, or guarantee rebates.
Happy Valley electrical FAQ
My Happy Valley home is fairly new. Do I still need a panel upgrade for an EV charger?
Often not. Newer homes frequently have enough capacity, though the panel may be out of breaker spaces. A load calculation tells you whether you need an upgrade, a smart panel or load management, or just a new circuit.
Who issues electrical permits in Happy Valley?
The City of Happy Valley has applied to take over electrical permitting from Clackamas County, with an effective date of July 1, 2026 in the state's notice. We confirm the right office for your address and pull the permit.
Can I add a hot tub and an EV charger at the same time?
Yes, if your panel can carry both. Each usually needs its own 240-volt circuit, so a load calculation comes first.
Do I need a generator if my power rarely goes out?
Not necessarily. A standby generator makes the most sense if an outage would leave you without heat, a sump or well pump, medical equipment, or a home office you rely on.
Do you serve Happy Valley from a local office?
We're based in Beaverton and serve Happy Valley along with nearby Clackamas and Milwaukie.
